What an inground pool actually costs in Toronto

Three shells, one number that moves with your yard. Published Ontario ranges, the line items quotes leave out, and the five checks that decide whether the price holds.

The short answer

A standard GTA inground build is commonly quoted at $60,000–$130,000 before 13% HST. Once decking, fencing and landscaping are in, a closed job usually lands nearer $90,000–$110,000.

That is a planning range, not an average. The shell sets the floor; your yard and the finishes set the rest. Anyone quoting one number for “a pool” is either pricing the smallest possible shell or leaving the site work out.

The three published ranges

  • Vinyl-lined$55,000–$110,000
  • Fibreglass$65,000–$120,000
  • Concrete / gunite$100,000–$250,000

What the municipality charges

  • Toronto — Zoning certificate$215
  • Mississauga — Pool enclosure inspection$403

Only municipalities we have checked appear here. Fees change, so confirm the current schedule with the city. Mississauga also holds a $1,500 enclosure deposit.

Shell comparison

Three ways to build, three different bills.

The shell decides the shape you can have, the surface you maintain and what a repair costs in year twelve. Compare construction and twenty-year cost, not a headline price.

Vinyl-lined

$55,000+

Steel or polymer wall panels on a prepared floor, plumbing run behind the walls, then a liner fitted over the shell.

Best for
Geometric layouts and the lowest entry price, with a smooth surface that is easy on feet and chemistry.
Watch for
The liner is a consumable, wall corrosion is the failure to inspect for, and floor prep decides how the liner sits.

Fibreglass

$65,000+

A manufactured shell is delivered, craned over or through the property, and set on a prepared base with plumbing connected.

Best for
The shortest on-site build, a non-porous surface, and less equipment on a tight lot.
Watch for
You choose from existing moulds, crane access is a real constraint, and gelcoat can chalk with sun and chemistry.

Concrete / gunite

$100,000+

A steel rebar cage is sprayed with concrete, then finished in plaster or a pebble aggregate.

Best for
Free-form shapes, unusual depths, vanishing edges, and a shell that can be renovated instead of replaced.
Watch for
The finish is a wear surface, and the result depends heavily on the crew's curing and plaster sequence.

A vinyl liner is replaced every 7–10 years at roughly $4,500–$6,500. Compare that with the liner gauge comparison before assuming the cheapest entry price is the cheapest pool.

The excluded middle

What is usually not in the quote.

The gap between the quote and the invoice is usually something the contract never named. Ask for each of these as its own line, even if the answer is zero.

  • Fencing and the pool enclosure permit
  • Decking, coping and stonework
  • Landscaping, sod and final restoration
  • The heater, and the gas line to feed it
  • Electrical connections and a sub-panel
  • Engineering, water hauling and dewatering
  • 13% HST on the whole job

What moves the number

Six things that change the price before a shovel moves.

Two builders can quote the same pool $40,000 apart and both be honest — if they priced different yards.

  • Excavator access — a side yard that fits a machine, or a crane over the house
  • Rock, groundwater and soil disposal, which are change orders when the dig finds them
  • Size, depth and shape, including a diving depth or a sun shelf
  • Coping, decking and stone, priced by the square foot
  • Equipment: heater, salt system, automation, lighting and pump size
  • Fencing, the enclosure permit, landscaping and final restoration

From the forums, not the brochure

Five checks before you sign.

We read 640 comments in r/pools and r/swimmingpools and sorted them by what actually went wrong. These five come up again and again. None of them cost money, and all of them are easier before the deposit clears.

The contract checks
  1. 01

Get three quotes, then compare the line items.

The most repeated advice in the corpus, 40 comments deep. Three totals tell you nothing when one quote leaves out the heater; three itemised quotes tell you what the job actually costs.

  2. 02

Read the exclusions, not the headline.

39 comments were about scope and change orders. The gap between the quote and the invoice is usually something the contract never named — decking, fencing, the gas hookup, or what happens if the dig hits rock.

  3. 03

Find out who digs, and who finishes.

The crew that excavates is often not the crew that closes the job, and owners describe the handoff as where communication and quality slip. Ask for the names, and the dates, in the contract.

  4. 04

Ask for the certificate, not the logo.

Ontario has no general pool-builder licence. Ask for liability insurance, a WSIB clearance certificate and, for gas work, TSSA registration. Twenty comments on this, same answer every time: get the document.

  5. 05

Keep the last payment until you are satisfied.

The deposits thread is small but consistent — money out before the work, and the leverage goes with it. Pay in stages, hold back a meaningful final payment, and never e-transfer a deposit to a personal name.

  6. The sequence

Sign in winter, swim in July

Permits take four to eight weeks and GTA builders fill their season by March. The dig date and the swim date belong in the contract.

Plain answers

What people ask before they commit.

The numbers above are ranges for a reason. These are the questions that decide which end of the range you land on.

How much does an inground pool cost in Toronto?

A standard GTA build is commonly quoted at $60,000–$130,000 before 13% HST, and a finished job with decking, fencing and landscaping usually lands nearer $90,000–$110,000. By shell, published Ontario ranges are $55,000–$110,000 for vinyl-lined, $65,000–$120,000 for fibreglass and $100,000–$250,000 for concrete. The spread is site conditions and finishes, not haggling.

Why is there no single price for a pool?

Because the yard is half the project. Excavator access, rock, groundwater, the size and depth you want, coping and decking, equipment, fencing and municipal inspections all move the number by thousands. Two pools on the same street can differ because of the grade. That is why we publish ranges and the questions to ask, not a fake average.

What is usually not included in a pool quote?

Fencing and the enclosure permit, decking and coping, landscaping and restoration, the heater, gas and electrical connections, engineering, water hauling, and 13% HST. Whatever the dig finds — rock, groundwater, an old foundation — is usually a change order too. Ask every builder to price those separately.

Is a vinyl pool cheaper than fibreglass or concrete?

Cheaper to enter, not necessarily cheaper to own. A vinyl liner is a wear item, commonly replaced every 7–10 years at roughly $4,500–$6,500. Fibreglass sits in the middle on price and avoids liner replacement, but you choose from existing moulds. Concrete costs the most and takes the longest, with resurfacing later. Compare the twenty-year cost, not the deposit.

How much does an inground pool cost to run each year?

Published estimates disagree: HomeStars puts maintenance around $1,200–$1,800 a year, while GTA realtor estimates run $3,000–$5,000 once heating, chemicals, electricity and repairs are counted. Treat the higher figure as the safe budget, and ask what the equipment actually draws before you sign.

How do I compare three pool quotes properly?

Ask for itemised quotes on the same specification — shell, dimensions, depth, plumbing, equipment by model number, exclusions and HST — then compare line by line. Get the dig date and the swim date in writing. The five checks on this page come from 640 comments in r/pools and r/swimmingpools about what actually went wrong.
